New figures from the Office for National Statistics have revealed that the average house price in Pembrokeshire has increased by £15,000 over the past year.
The UK’s house price statistics have been published by the Office for National Statistics (ONS) today, and averages in Pembrokeshire have seen a steady increase over the past twelve months.
According to the statistics, the median house price in Pembrokeshire is £200,000 as of March 2022, compared to £185,000 in March 2021.
The £15,000 increase is consistent with house price fluctuations over the past ten years, with prices in 2012 averaging £152,500 - nearly £50,000 less than the current levels.
The cheapest area in Pembroke on average is Monkton, where the median house price is £125,000, up from £90,000 in March 2021.
The most expensive area in Pembroke to buy a house was Pembroke St Michael, with median prices at £223,975, up from £218,750.
Elsewhere in the area, Pembroke St Mary North saw a £14,500 increase, from £147,500 to £162,000, while Pembroke St Mary South’s house prices rose from £145,000 to £150,000.
In Pembroke Dock, the most expensive area in which to buy a house is Llanion, with averages of £170,750 up from £142,500, while the lowest prices on average were in central Pembroke Dock, at £125,000 - £25,000 higher than the £100,000 prices in March 2021.
Other average prices in Pembroke Dock range from £160,000 in Pembroke Dock Market (up from £140,000) to £148,750 in Pennar, up from £135,000.
In Narberth, average prices stayed the same at £180k, while Narberth Rural saw an increase from £244,500 to £269,000.
The ONS explained how the data is collected: “The house price statistics for small areas (HPSSAs) use data from HM Land Registry.
“This is to provide statistics on the price paid and the number of residential property transactions for properties sold in each area in England and Wales.
“Properties sold at a discount to the market level, such as properties sold under the Right to Buy scheme, are not included in these statistics.”
The ONS also analysed how many property sales were made in the area in the period, reporting 1,887 residential property sales in Pembrokeshire in the year ending March 2022.
This is an increase on March 2021’s total of 1,771, but is a drop from the results of the year ending December 2021, which showed 2,167 sales in that period.
