Plans for a 'tourist development' on land in Narberth are set to be refused at a planning meeting at Haverfordwest's County Hall next week.

The application, submitted by Mr. Nigel Vaughan, to site timber lodges, yurts, touring caravans/motorhomes and tents, together with construction of facilities buildings, on land at Crosswood, Coxhill, has been recommended for refusal in a report by Pembrokeshire County Council's director of development, Dr. Steven Jones.

The report states that the proposed development, on an area of land located to the south of the B4314 which runs between Narberth and Narberth Bridge, would utilise an existing access onto the county road which has restricted visibility.

With the head of highways and construction recommending refusal of the scheme, the report also states that any increased use of this access would result in a hazard to highway safety, and the proposed development would lead to increased pedestrian movements along a section of road with no pedestrian facilities.

Previously, an application for a self-catering holiday complex on the site was granted permission back in 2009, with applications for the development of a guest house, together with amendments to that scheme, all approved.

The report also adds that the proposal would result in the encroachment of static caravan and touring caravan development into the countryside, and would consequently not be compatible with the capacity and character of the site and would have a detrimental impact on the visual amenity of the area.

Members of Narberth Town Council have given their backing to the application, which is set to be discussed by members of Pembrokeshire County Council's planning and rights of way committee on Tuesday.
