Changes to the Local Development Plan are likely to focus on issues relating to land supply for housing, a Tenby councillor stated this week.
Pembrokeshire Coast National Park Authority intend to produce a fully revised LDP plan rather than simply review particular sections of the current plan, Clr. Dr. Peter Easy told his colleagues at a meeting of Tenby Town Council on Tuesday.
The current consultation is part of the first eight stages which will include a ‘pre-deposit’ consultation in the spring of 2017, the deposit of the new LDP in March 2018, and culminate in the adoption of the new plan in 2019.
“Although all parts of the revised LDP will be of interest to Tenby Town Council, it is likely that the most significant changes will focus on those areas currently identified as substantially underperforming. These relate almost exclusively to land supply or housing and associated issues,” it was stated in a report Clr. Dr. Easy brought before members of the town council.
In Tenby, as in most other towns and areas covered in PCNPA’s LDP, the review of existing development sites, and the identification of what are termed as ‘Candidate Sites will be a fundamental part of the new LDP and have the most significant impact on the town, stated the report, noting that for example, practically all of the units currently allocated but remaining undeveloped, would need to be completed to achieve the 2021 target.
“If you look at the figures, the LDP is missing targets, particularly in Tenby, by a very long way,” Clr. Dr. Easy told his fellow members.
“What will happen now is that the draft plan written by PCNPA, will become a document for us to be consulted on, probably around this time next year.
“So we’ll need to be extremely active, as the last thing we’ll want to happen is for sites that are identified to be left in the LDP plan for some considerable time, then all of a sudden development starts, like the case with Brynhir,” he added.
