At circa 26,000 sq.ft. plus offices, Thomas Court is one of the largest light industrial units in Pembrokeshire. It was constructed in the late 1990s.
The new tenant is JLI Trading Ltd trading as Bodysocks. Bodysocks is owned by Jack Lear, of Manorbier. He founded the company in 2011 when he was just 17 years old and it has subsequently grown from strength to strength.
Bodysocks specialises in the sale of fancy dress costumes via the internet. The costumes are manufactured in various factories in China and are now purchased by customers in over 70 countries. Indeed around 75 per cent of sales are overseas.
Bodysocks is consolidating and expanding its UK operations from Swansea and Manorbier to Thomas Court where 20 staff will be employed. The company also has a distribution centre in Pennsylvania which covers the North American market.
The London Road Business Park was acquired in 2018 by the Dean Property Group of Wimslow in Cheshire which owns several Trading Estates and Business Parks throughout the UK, including the St. Clears Business Park – around 350 units in all.
The Dean Property Group is a private company owned by Mike O’Donnell and Jonathan Beever. Its portfolio also includes leisure properties, pubs and shops.
Richard Ormond FRICS, commercial partner at Guy Thomas & Co, acted for the landlord and Robert Chapman MRICS, of RC2, represented the tenant.
Both Jonathan Beever and Jack Lear are delighted with the arrangement at Thomas Court, initially a five-year lease.
